Abu Dhabi property market report: October 2026
Nine months into a record year: where Abu Dhabi property stands, what Q3 showed, and what to watch before the end of 2026.
1. The headline: a record year, still building
Abu Dhabi recorded AED 175.7 billion of real estate transactions from January to September 2026, including AED 95.8 billion of residential sales across 21,416 homes (ADREC). The first half alone set a record at AED 117 billion, up 112% year on year.
2. Q3: fewer deals, bigger tickets
Q3 was quieter in volume but stronger in value. ADX Interact's Q3 dashboard shows 6,691 direct property sales worth AED 32.58 billion: down 6.7% year on year in count, but up 29.9% in value. Two-thirds were primary (off-plan) sales.
Savills' residential count for the quarter (6,085 deals, AED 21.5 billion, value up 32%) tells the same story: 81% of deals were off-plan, and 582 homes sold for more than AED 10 million, 95% of them off-plan. The luxury end is carrying the market.
3. Where buyers were active
| Area | Q3 2026 sales | Guide |
|---|---|---|
| Al Reem Island | 1,391 | Al Reem guide |
| Hudayriyat Island | 1,236 | Hudayriyat guide |
| Yas Island | 1,033 | Yas guide |
The same three districts that led the first half kept leading. Reem wins on liquidity, Hudayriyat on new villa launches, and Yas on the deepest pool of off-plan apartment buyers.
4. Prices and rents
ADREC's H1 data showed resale prices up 20% for apartments and 12% for villas year on year, with new-lease rents up 17% for apartments. Note for landlords: renewal rent increases have been capped at 0% since June 2026, so rental growth now shows mainly on new leases.
5. What to watch before year-end
- A wave of launches: Metropolitan Capital Real Estate expects around 30 new residential launches worth AED 33–45 billion before the end of 2026. More choice for buyers, and a test of how deep demand really is.
- Developers expanding: Aldar signed an AED 1.1 billion deal to buy more than 1,100 homes in Sharjah's Aljada for its rental portfolio, a sign that big players see long-term rental demand across the UAE.
- IREIS 2026 returns to ADNEC on 10–12 November, usually a busy window for launch offers.
What this means for buyers: demand is real and broad, but launches are coming thick and fast. Be selective: choose the area for your strategy first (use the comparison tool), then the developer and payment plan.
