Payment plan
- You pay 25% in five 5% instalments: at reservation, months 8, 14 and 20, and at handover (month 48)
- ADIB finances the remaining 75%: 20% during construction and 55% at handover
- UAE Nationals receive a 5% rebate from Modon, credited at handover
- The structure is subject to off-plan mortgage approval by ADIB; figures are estimates until bank underwriting

How does the ADIB payment plan work?

Final handover is planned for Q2 2031 (April 2031, month 54 of the plan).
Is there an incentive for UAE Nationals?
Yes. Modon offers UAE Nationals a 5% rebate, credited at handover, which brings their net cash contribution down to 20%.

Yes. Hudayriyat Island is a freehold zone open to buyers of any nationality, and every villa is priced above the AED 2M Golden Visa threshold, subject to eligibility.
