How off-plan payment plans work in Abu Dhabi

Work out your instalments with the payment plan calculator

Before you buy off-plan: a five-point check

  1. Developer track record: past handovers on time and build quality.
  2. Area supply: how many units hand over in the same year, which affects rents and resale.
  3. Resale rules: how much of the price the developer requires before you can sell before handover.
  4. Service charges: the expected AED per sq ft, which decides your net yield.
  5. Paperwork: the sale is registered on DARI, and any advert for a specific unit needs a valid ADREC Madhmoun permit.

Frequently asked questions

What are the best off-plan projects in Abu Dhabi right now?

It depends on your goal. In H1 2026, Yas Riva on Yas Island was the top off-plan project by number of deals (900 sales), Al Naseem on Hudayriyat was the top project by value (AED 4.34bn) and The Row Saadiyat recorded AED 3.14bn of sales. For rental income look at Yas and Al Reem; for long-term growth, Saadiyat and Al Jubail; for selling before handover, Hudayriyat and early phases of new masterplans such as Fahid Island.

How do off-plan payment plans work in Abu Dhabi?

You pay a booking amount (often 10–20%), then instalments during construction, and the balance at handover. Common splits are 60/40 and 50/50, and some developers offer post-handover plans. Payments go into a project escrow account regulated by ADREC.

Can I get a mortgage on an off-plan property in Abu Dhabi?

Most buyers pay the construction instalments from their own funds and take a mortgage for the handover payment. Expats usually need at least 20% equity on a first home under AED 5 million, under UAE Central Bank rules.

Can foreigners buy off-plan property in Abu Dhabi?

Yes. Foreigners can buy freehold in Abu Dhabi's investment zones, which include Yas, Saadiyat, Al Reem, Hudayriyat, Al Raha, Masdar City and more. Check each unit's ownership type on DARI before paying a deposit.

Is off-plan a good investment in Abu Dhabi in 2026?

Off-plan made up about 89% of residential sales value in H1 2026 and 81% of deals in Q3, and launch prices are often below finished stock. The risks are delivery delays, supply in some areas and resale rules set by each developer, so the area and developer matter more than the brochure.

How many new off-plan launches are coming in Abu Dhabi?

Around 30 new residential launches worth AED 33–45bn are expected before the end of 2026, according to a forecast reported by Arabian Business in October 2026.
